  • Managing a short term rental is very different from long term tenanting. Guests pay more, but have higher expectations so a lot more work is involved. I help with

    • All communications and messages from guests. Coordinating check ins and managing enquiries.

    • Organising cleaners regularly

    • Setting up and optimising your listing, including integrating with pricing and management software.

    • Organising, shopping for amenities and managing Stock control.

    • Managing pricing and revenue optimisation.

  • Generally I charge 15% + GST of the gross revenue.

    This consists of:

    • Customer Service and Guest Communications 

    • Pricing Optimisation 

    • Some shopping

    • Stock management

    • Cleaner management 

    • Reporting 

    • Basic maintenance management 

    • Inspections

    • Management software

    The property is checked regularly by my reliable cleaners but I also do a quality check 1-2 times per month.

    There is a small fee for the listing to be setup. This varies depending on the property and what needs to be done.

    There are fees for any interior design and physical setup as this is a seperate service I offer. This varies depending what you are needing so get in touch.

    Consumables and supplies are purchased separately and billed monthly.

  • Should any issues arise, I communicate with you directly and we can discuss a solution.

    I can organise contractors to access the property and make repairs if needed.

  • Most management companies will say yes but the truth it... it depends. You can make good returns if you have the following:

    • Good location

    • Stylish setup

    • Great amenities and property features for travellers.

    • A well optimised listing

    • High Market demand (Summer is busy, Winter can be quieter).

    • Being near the city, beach or airport. Although suburban houses can also do well.

    • A good short term property manager ;-)

    Revenue can be up and down. Many property owners choose short term for the flexibility alongside the returns. I have many strategies to optimise occupancy and revenue.
